Queens Road

Located centrally in Peckham, South London, our proposal demonstrates a sensitively designed development for 4 high quality apartments within a historic and constrained site. The new development seeks to carefully respond to the adjacent Grade II listed Peckham Rooms Hotel, and the neighbouring buildings along Consort Road.

Our proposal is inspired by contextual details and building lines. It completes the urban block and will form an integral part of the existing streetscape.

Completing an Urban Block

The surrounding context comprises buildings which vary in age, type and scale. On Consort Road, south of the site, there is a combination of terraced and detached properties with varied building lines and roof forms. Located adjacent, to the north of the site is the Peckham Rooms Hotel, which dates from the 19th Century and is a Grade II Listed building with a more recent addition. A sensitive response was required to address the challenges typical of an urban infill site, mitigating overlooking, overshadowing and providing appropriate massing.

The articulation of the external detail gives the impression of two houses, embedding the scheme in its immediate domestic-scaled context.

The arrangement of projecting gables and insets reflects the scale and composition of the adjoining streetscape, breaking up the frontage with gardens and giving each apartment its own front door to the street. The layout and massing provides multi-aspect homes which overcome issues of overlooking, privacy and daylighting on a constrained urban site.

Proposed Elevation

A simple palette is proposed, with brick as the main material, in keeping with the surrounding context.

Other lightweight materials are used more sparingly to accent the brickwork. These include metalwork to the porticos, Juliette balconies and solar shading, and timber louvred balustrades and refuse stores.
